Al Bahsas is Tripoli's southern gateway, where the coastal highway from Beirut and the road from Koura enter the city. It has grown into a modern mixed district of residential towers, car showrooms, shops and offices, with quick access both to the highway and to central Tripoli, Dam w Farez and Mina.

Apartments here are newer and priced accordingly. Half of those for sale are priced between $120,000 and $226,000, with a median of $180,000 for about 170 m² and three bedrooms — roughly $1,060 per m², second only to Dam w Farez among Tripoli's larger neighbourhoods. Al Bahsas is also an active rental area, with 17 of its 44 listings for rent; apartments are usually listed around $575 to $725 a month and offices from about $400. Shops, offices and a group of chalets complete the market.
