REVERA Realty

Duplex à vendre et à louer à Liban

A duplex is an apartment on two levels, usually the top floors of a building with a private staircase, terraces and often a roof garden — a popular middle ground between an apartment and a villa. REVERA lists 23 duplexes, nearly half of them in Koura (11), where villages such as Balamand and Nakhleh offer views over olive groves and the sea, plus 6 in Tripoli and a few in Kesrwan, the Metn and Jbeil.

Duplexes give a lot of space for the money. The typical one has about 270 m² and three to four bedrooms, and half of those for sale are priced between $167,500 and $426,000, with a median of $250,000 — around $950 per m², only somewhat more per square metre than a standard apartment, for considerably more room and outdoor space. Koura duplexes generally sit in the lower half of that range, while those in Tripoli and closer to Beirut reach the top.

When viewing a duplex, check that both levels and any roof terrace are covered by the building permit and the title deed, and ask how heating and the water tanks are shared with the rest of the building. Prices quoted are asking prices from REVERA's live listings in October 2026.
